Mission-control dashboard
Designs for the post-launch investor dashboard · portfolio, recent rent distributions, action queue. Build kicks off in Q2.
Most platforms hide the roadmap. We don't see the point · if we miss a shipped date, you'll notice anyway. Below is what we've built in private beta, what we're polishing right now, the public launch date itself, and what's planned for the eighteen months after. Dates are best guess, not contractual.
The first three months. Founding team in place, product designed, regulatory and property partners being lined up.
Designs for the post-launch investor dashboard · portfolio, recent rent distributions, action queue. Build kicks off in Q2.
Shareholder agreement, articles and information memorandum templates are drafted. In legal review with our partner; final redline ahead of launch.
Full spec for the regulated ID-check flow, using Complycube. Implementation lands in Q2; first end-to-end test on the team's own accounts.
Walking the streets of Liverpool, Manchester and Leeds. Identifying the kind of properties we'll list at launch · and the local agents we'll work with on each.
The last sixty days before public launch. Closing the diligence loop, finishing the tax exports, signing the FCA paperwork.
All financial-promotions templates and the public marketing site itself, signed off under a recognised UK regulatory framework before we open the doors.
Set a monthly amount per property; we'll allocate shares whenever there's capacity in the SPV. Minimums kept low, ready for launch.
End-of-tax-year statement, HMRC-ready. Dividend income, capital gains, fully reconciled per SPV. PDF + CSV.
More SPVs surveyed and signed this quarter. Hyde Park Terrace (LS6) and Park Row (LS2) are among the candidates being prepared for the Leeds launch cohort.
Public launch. The waitlist becomes the first cohort. Three cities, a launch cohort, one open door.
Waitlist members hear first, with a head-start on the launch cohort of properties. From day one: a launch cohort of UK SPVs across Liverpool, Manchester and Leeds, all visible on a single dashboard.
List your shares to other Paxvori investors at a price you set, against a transparent SPV-published NAV. No platform fee for the first six months.
Two surveyors moving up for six weeks. First four SPVs targeted in EH3 and EH8 · student lets and city-centre residential.
Per-property cashflow drilldown, IRR vs base case, and "what if I'd invested £X more" modelling. Mostly stolen from Daniel's old Monzo team.
Glasgow opens; the SPV side of the platform gets a long-overdue self-service pass; the mobile app appears.
Read-only first: dashboard, rent ledger, property browser. The actual invest flow stays on the web for the first release.
Following hot on Edinburgh's heels. Target four SPVs by year-end, focus on G2 and G3 mixed-use.
A dedicated view for each SPV's investors · full meeting calendar, voting on material decisions, annual accounts portal.
Submit our full application to the FCA for direct authorisation. Realistic timeline to live: late 2027. We'll publish progress.
The year we move from a recognised regulatory framework to a directly FCA-authorised platform.
Targeting the second half of 2027 for full FCA authorisation in our own right. This is the single biggest unlock on the roadmap.
Investigating whether Paxvori SPV shares can sit inside an Innovative Finance ISA. Big regulatory ask; we promise no dates yet.
Our first proper move out of the North. Subject to having two surveyors on the ground for at least eight weeks in each city.
Open the platform to EU-resident investors via a Republic of Ireland subsidiary. Long regulatory list to clear; no commitment on timing.
We add cities when we can afford the diligence, not when the marketing team wants a new pin. If a city isn't on this map yet, it's because we don't trust ourselves to do it right yet.
We're a small team. The fastest way to make any of the above happen sooner is to make our beta look like a real business · which mostly means real investors, doing real diligence, in public.
Even a name on the list signals real-world demand to our regulatory partner · it directly affects how many SPVs we can open in the launch cohort.
We have surveyor capacity for one extra city in 2027. Edinburgh and Glasgow are locked; the next vote is yours.
If you live in Liverpool, Manchester, Leeds, Edinburgh or Glasgow and you know a building, send it our way.
Join the waitlist in twenty seconds. Public launch is Q3 2026.
